FIN 305 Real Estate Finance & Investment3 Credits
This course contains an in-depth examination of the risks and rewards associated with investing in and financing residential real estate. Financial measures and ratios to evaluate a potential investment are also studied, including NOI, BTCF, ATCF, BTIRR, and ATIRR. These mechanisms are also utilized when making assessments after a property is owned, such as in holding, selling, or refinancing decisions, while considering tax consequences. Although the ‘buy and hold’ real estate strategy is the focus in achieving long-term financial goals, ‘flipping’ is also explored. Concepts and techniques included in the chapters and problem sets are used in many careers related to real estate, such as investing, financing, appraising, leasing, managing, and being a salesperson (agent). While the material presented in this course is focused on investing in real estate, many topics are relevant to individuals who are interested in the purchasing process of buying a home as a primary residence.
